This are the scanned copies of CEHA papers for January 2009 (Right click and Save-as). Sam Gian will probably have his model answers somewhere.

Realtors who decides to self-study for CEHA will have to understand its always possible that you can do so, but do not look down on the questions that will be asked. Download a copy of the above January 2009 papers or the 2008 ones that I’ve taken and you will understand.

I have contacted SISV to give me an update when they’re opening their course for the next July 2009 CEHA exams.

Agency Pays Up on Flipping Profit to Couple

Remember the case we mentioned a month ago with regards to two unethical agents? The agency pays up the differences to the original sellers of $257,000.00 and the agents have since quit the firm.

A COUPLE who successfully sued estate agency ERA Realty Network for flipping their apartment has got back the money that the agents made on it, with interest.

ERA yesterday said that it would not be appealing against the decision last month ordering it to pay $257,000 to Mr Yuen Chow Hin and his wife, Madam Wong Wai Fan.

The couple had sold their two-bedroom downtown apartment for $688,000 through ERA agent Jeremy Ang in 2007, thinking it was the best price he could get them.

MND Lowers Development Charge (DC) by 4% to 15%

Singapore government board Ministry of National Development (MND) has dropped its development charge for the following sites with this current revision:-

  1. Reduction of 15% of DC for non-landed residential use
  2. Reduction of 10% of DC for hotel and hospital use
  3. Reduction of 4% of DC for commercial use
  4. No changes to landed residential and industrial use.

The actual revision and press release can be found in URA’s Press Release on 27th February 2009.

MND reviews its DC rates after consulting with the Chief Valuer, taking into account of the current market values.

What is Development Charge? The Actual Principle of DC

Land value can be enhanced with the Government approve its change of rezoning or adjustment of its plot ratio to a higher value. Development charge actually allows the government to tax on the profit gained from the enhancement of the land upon approval of the proposed plan. Singapore Auctions – Knight Frank Upcoming Property Auction on 24th March 2009

We can see the keen interest of buyers on property auctions picking up, especially on mortgagee sales. The figures could really pick up in 4 – 6 months time should the market situation not improve. It’s always interesting to visit property auction houses to see what bargain buys they can have for you under the hammer.

Weekend Australian Property Exhibition in Singapore

Knight Frank’s Australian office will be showcasing their collection of properties (residential, commercial and industrial) on 28th of February and 1st of March in Raffles City Conventional Hall here in Singapore.

For any readers who are interested in Australian properties can just pop by from 10am – 6pm in the 2 days mentioned.

When Internet Property Listing Isn’t Selling For You

Property agents (local Singapore agents especially) have this rookie mistake in web marketing; getting a website to list their property listings and not doing anything about. Most, especially the less internet savvy agents would be muttering to themselves on the few hundred dollars spent on companies who tried to market their listing products and just forget that they have an existing potential marketing tool that they haven’t exploited.

What went wrong?

Imagine a television channel that has no one knowing its existence. The channel keeps rolling but there’s no viewership to support. No matter how good the variety shows, the movies or the entertainment channel is doing, no one is watching it at all.
